Sales Requirements

An owner intending to make a sale or gift of his unit or any interest therein shall give to the Board of Directors or its designee written notice of such intention at least thirty (30) days prior to the intended closing date, together with the name and address of the proposed purchaser or donee, an executed copy of the sales contract, if any and a check in the amount of $100. There is a Board approval and satisfactory background check required. The Application for Sale may be printed from the Sands website.

Lease Requirements

At least 30 days prior to lessee's arrival owners or their rental agents are required to submit for processing the Application for Lease Approval to the Sands office with the names of lessees occupying the unit and their arrival and departure dates. If it it a first time renter then they must also submit a $100 application fee along with a Disclosure Form which will allow us to run a background check.

Occupancy Limits

The total number of occupants permitted overnight in a unit is limited to 6. Lease agreements may provide for lower occupancy limits.

Pet Policy

An owner may keep one small pet, of a normal domesticated household type (such as a cat or dog), whose weight does not exceed 15 pounds. Lessees may not have pets.

Registration Requirements

All owners, guests, and lessees must register within 24 hours of arrival. Registration cards and parking permits are available at the Sands’ office. Unregistered vehicles are subject to towing by the Association at the owner’s expense.
